Tips to help you build or buy your next new home in MetroWest Massachusetts and the suburbs west of Boston.

Buying a new home can be one of the most exciting adventures ever. From visualizing the way the lot will appear, plotting house design and picking out cabinets and lighting, the details are many. Buying new construction requires a flexible attitude and is clearly helped by a knowledgeable Realtor. I have been listing and selling new construction in MetroWest since 1982. How do you start the process? Buying a new home is similar to buying a resale. Your individual price range, location, home style and timing needs should be determined . You should view homes and areas that meet your needs. Gather feature sheets, brochures and other relevant materials like plot plans, etc. Since many homes may be under construction or not even started wear appropriate clothing. You may be walking in muddy conditions as well as seeing gorgeous model homes.

There is usually a specification list & allowance sheet provided that outlines what the builder is giving for lighting, cabinets, appliances, flooring & landscaping. A plot plan and a reduced house plan is usually provided. These are very important items to have to make sure your home gets built the way you expect.

What about financing? Builders are like all sellers and will want to know you are qualified to buy. You should have a pre-qualification letter from a reputable lending institution. The most variable factor is timing and how long you will get a loan commitment as well as rate-lock. Delays are part of the process. Be Prepared.You may even need temporary housing if you have sold your home. If your home closes in winter certain items may be unfinished & your bank will want to hold back funds from the builder until done.

What about making changes? Before a house is started you may be able to make changes. Once a home is underway your options are limited. Some changes may cost extra. Be prepared to spend more than you planned.
